Seller's Pre-Inspection Checklist

Help Us Help You Sell Smoothly

 A well-prepared home makes for a cleaner, faster inspection report — and fewer hiccups during closing. By taking a few simple steps before your inspector arrives, you’ll make the process smoother for everyone.

Utilities On

  • Water, gas, and electric service turned on
     
  • Pilot lights lit (furnace, water heater, fireplaces)

Clear Access

  • Unlock all doors, gates, garages, and outbuildings
     
  • Move items blocking electrical panels, attic hatches, or crawlspace entries
     
  • Clear cars from garage/driveway for exterior evaluation

Pets Secured

  • Contain pets in a safe, designated area
     
  • Inspectors cannot handle or confine animals

Working Environment

  • Turn off appliances (washer, dryer, oven) before inspection
     
  • Replace burnt-out light bulbs if possible

Exterior Prep

  • Trim vegetation blocking AC units, hose bibs, or outlets
     
  • Ensure all fences, sheds, or detached structures are unlocked

Specialty Systems (if applicable)

  • Septic: Know tank location; provide pumping records if available
     
  • Well: Identify well head; share service history if possible
     
  • Pool: Ensure equipment is accessible; provide recent maintenance info

Paperwork Ready

  • Share seller disclosures if available
     
  • Gather receipts for major repairs, upgrades, or system servicing
     
  • Have HOA documents or warranties available if applicable

  • Faster Closing: No delays from “inaccessible” notes in the report
